We like to give you the freedom to change things on the fly as the build comes to life. Clients often like to work in “swings and roundabouts” later in the project when considering their budgets for different features, fittings.
e.g. after seeing the view from your living room, you might decide to prioritise spend on window configurations over more expensive flooring.

Less time on paper work
We don’t waste time and cost writing up variations for details that aren’t included in architectural drawings, or on simple, functional change-outs you request. Unless your project is a “cookie-cutter” home, you’ll never have plans that include every minor detail.

Communicating changes
A “fixed contract” can restrict the builders on the ground from carrying out your requests, as everything has a potential cost implication that must be signed off by someone further up the hierarchy chain. We find clients always underestimate how valuable it is to have direct and frequent communication to the person that has full authority to make things happen.

Cost control
We believe that the way we thoroughly price up a job, combined with the presentation of our monthly tracking sheets will actually give you a better chance of controlling costs. Our clients so far have not been surprised or upset with their final build cost.

A Bank Manager on a previous build approved all lending based on our project costings / documentation, and even waived the quantity surveyor requirement during the build. Our monthly breakdowns have more than sufficed.
